This sale offers an unusual opportunity to acquire an interesting and diverse woodland portfolio which has the potential to meet many aspirations. The woodlands, which contain a high percentage of Scots pine, have a history of excellent quality timber production which has supplied local sawmills and other users over many years. In addition, the woodlands form part of the Dipton and Dukeshouse Red squirrel reserve, one of 17 reserves across the north of England, where healthy populations of Red squirrels still survive and where there is positive encouragement to maintain these. The current owners have actively managed the Grey squirrels which have been trying to move into the woodland and it is hoped that future owners will follow on this process.

The woodland has been planted with larch predominantly, although there are some Sycamore, Ash and Silver Birch present. This was planted in 1962. The woodland has frontage to the B6295 south of Allendale and is a haven for red squirrels. The plantation floor slopes down to the River East Allen.
